A thoughtful pricing plan should account for competing choices and buyer expectations.

Sellers should price with a clear view of the competition rather than relying on a hopeful starting point. The strongest approach is to position the home against comparable options, then prepare to support that position during showings and negotiation.

The latest market report places the median sold price at $575,000. The median list price was $594,900. The reported sold-to-list price was 95.8%. The market had 8.25 months of supply. The median time on market was 19 days. The report categorized the market as favoring buyers. These figures cover single-family homes and condo, townhouse, and apartment properties. The sold price and list price describe different groups of properties. A median is a midpoint rather than the value of every home. Property condition, location, and features can still create meaningful differences between homes.

The gap between typical asking and sold prices makes initial positioning important. A buyer-favorable setting can reward listings that are easy to compare and understand. An ambitious list price may create more negotiation distance without proving value. A well-supported price can help buyers focus on the home's merits. The median timing figure is useful for planning, not a promise for one property. Sellers should expect buyers to compare alternatives carefully. Pricing works best when it is paired with a clear presentation strategy.

Review recent comparable sales before choosing a list price. Compare your home with active alternatives that buyers will see. Identify features that deserve emphasis in the listing presentation. Set a response plan for feedback from early showings. Decide in advance which terms matter alongside price. Keep the home ready for showings during the launch period. Revisit positioning when market response provides useful feedback.

Build a pricing plan buyers can understand

A pricing conversation can separate a realistic target from an unsupported wish. I can help organize comparable sales and active competition into a practical decision. You can also prepare for likely questions about condition, timing, and terms. The goal is a plan that supports a confident listing launch.
